TERMS AND CONDITIONS FOR LANDLORDS

LETTING

Once your property is placed on our books for letting it will be intensively marketed until a suitable tenant is found.

We will also take up references, prepare tenancy agreements, transfer utility accounts and set up standing orders for rental payments.

Our commission is based on the yearly rental and will be payable to us on the signing of the Tenancy Agreement by way of deduction from the first month's rent and deposit unless otherwise agreed.

Our fees, which will be subject to V.A.T at the standard rate are as follows :

10% of the gross rental for the first year of tenancy.
7.5% of the gross rental for any subsequent years
(should the same tenant agree with the landlord to renew the tenancy).

Whenever a new Tenant is introduced our fees will revert to 10%

For rentals of less than six months our fees will be 15% of the total rent for the period.

In the event of a Tenant introducing a successor on the termination of his tenancy, our fees will be 10% of the gross yearly rental for the first year and 7.5% for any subsequent years that the successor resides in the property.

If following a successful letting, your property is sold to the Tenant or a person introduced by the Tenant, we would be entitled to a fee of 1.5% of the sale price payable to us on completion.

Should a tenancy be terminated under a break clause in the agreement prior to the expiration date, we will refund to you our commission on a pro-rata basis.

MANAGEMENT

Should you wish us to manage your property our fees will be 5% of the gross yearly rental, payable on the signing of the tenancy agreement.

Our duties as managing agents will be as follows:

Collecting rents, paying outgoings and preparing statements.

Making visits to the property if and when we consider necessary, to ensure the property is being maintained by the tenant in accordance with the Tenancy Agreement.

Deal with matters relating to the basic structure and main services of the property.

Here we would like to be given a free hand on repairs without referral, say £100 which will enable us to deal with urgent repairs immediately. For more substantial items of repair, estimates will be obtained and no work will be carried out until we have you or your representative's consent.

In the event of damage to the property covered by insurance, we will undertake on your behalf to obtain estimates for repairs, submit claims to Insurance Companies appoint Loss Adjusters and generally deal with the matter until final completion of all nec essary works.
